The Lakeview area is located between 48 Street and 51 terrace and is one of the most sought after family friendly neighborhoods in all of Mid Beach. The location makes easy access to just about anywhere whether it’s getting around the Beach or jumping on the highway.  The neighborhood has one of the nicest parks in all Mid Beach, Carl Fisher Park. Lakeview is buffered between Alton Road and Pinetree Dr. and has very little traffic or noise. The streets welcome bike riding, jogging, dog walking, and easy conversation with your neighbor.  There are 36 waterfront homes and 171 non-waterfront homes which make this a very interesting and exciting market. Homes in this neighborhood typically have larger lot sizes than anywhere else in Mid Beach.

Waterfront

There are currently 4 waterfront homes listed in Lakeview.

4825 Lakeview Drive offered at $8,350,000, is a 5 bed, 6 bath home that sits on a humongous 33,301 square foot lot and has 160 feet of water frontage. This home is listed on the market as both a residential sale and for land value.

5005 Lakeview Drive offered at $7,950,000. A large waterfront compound with a lot size of 48,000 square foot and 140 feet of waterfront. On the property there is a tennis court, dock and swimming pool. The home has 6 bed, 5.5 baths and 7,331 square foot of living space.

860 Lakeview Drive offered at $3,200,000. An oversized waterfront lot with 18,630 sqft and 80 ft of water frontage, with views of Fisher Park and Ritz Carlton residences. The existing home has 4 bed, 3 baths and 2,175 square feet of living area.

790 Lakeview Drive offered at $3,150,000. This is being sold at pre-construction. A 9,000 square foot DOMO designed home with 8 beds, 9 baths will be built on the 23,000 square foot lot with 140 feet of waterfront.

Waterfront Sales

There have only been two waterfront sales in the Lakeview neighborhood since January 2017.

5045 Lakeview Drive sold for $9,600,000 on August 2017. This 6 bed, 6 bath home has a living area of 7,240 and sits on a 33,150 square foot lot with 60 feet of waterfront.  The home had just been completely renovated. The property was listed at $11,400,000.

820 Lakeview Drive sold for $8,000,000 in April 2018. This was a brand new modern home with 7 bed, 8.5 baths with 8,910 square feet of living area and sits on a 17,702 square foot lot with 80 feet of waterfront. The property was listed at $8,950,000.

Dry

There currently 13 non waterfront homes listed for sale in the Lakeview neighborhood. These homes for sale fall in the price range of $4,495,000 – $1,100,000.

5120 Lakeview Drive offered at $4,495,000. A 5 bed, 6 bath Mediterranean style home sits on a 13,750 sq.ft corner lot.

5025 Cherokee Ave offered at $1,100,000. 3 bed, 2 bath, 1,876 sq.ft living area, 6,650 sq.ft lot.

 

Dry Sales

There has been 10 sales of non waterfront homes in Lakeview since January 2017. The largest sale was 5025 Delaware Ave which sold for $3,650,000 in April 2018.  The smallest sale was 5014 Lakeview Dr, which sold for $813,000 in December 2017. The average price per square foot for all the sold homes in Lakeview is $592 per square foot.
