It is to no surprise to those who live in North Beach that it was named as the best neighborhood in Miami by The Miami New Times. North Beach is a refreshing break from the crowded streets of South Beach, and this has allowed the area to develop a friendly atmosphere and into a tight-knit community. However, many have said that the area needs to be activated, and the North Beach master plan aims to do just that. This three-year plan will allow the creation of a Town Center along 71st street, more parks, and walkable streets.

 

The North Beach Master Plan

The North Beach master plan will bring positive advancements to the community as the it catches the eyes of developers such as Della Heiman, founder of the Wynwood Yard. She hopes to bring a similar outdoor gathering space incorporating live local performances, nonprofit events, and pop-up food options through food trucks. Heiman also plans renovate a city-owned building within the North Beach Yard in order to serve as a community center, where fitness classes and instructional workshops will be held.

The Plan’s Role in the Community and Real Estate

The master plan will also make it feasible for new families to move into North Beach as mixed-use buildings emerge. The vast majority of North Beach rentals are studios or one-bedroom apartments, and this has deterred many professionals and families from living in the area. With the approval of the up zoning of North Beach, the Town Center along 71st Street would attract both millennials and baby boomers as mixed-use buildings featuring restaurants and retail stores on the ground floors and housing on the floors above appear. Not only is the master plan going to attract families and professionals, but tourism will flourish as hotels emerge. Once finished, 72+ Collins Hotel will be the first hotel constructed between 63rd and 87thstreet in North Beach for over 50 years. The hotel would feature ground floor retail, outdoor plazas, and a bar lounge. As new hotel properties and real estate options emerge, more people will be able to experience the exceptional living of North Beach for themselves.

 

Eighty Seven Park

This luxurious beachfront 18-story condominium, designed by the Pritzker Price winning Renzo Piano and interiors by RDAI, is destined to open in 2019. Located at 8701 Collins Ave on North Beach, Eighty Seven Park will have 66 residences ranging from 1 to 5 bedrooms and feature outdoor living spaces that equal about 70% of the unit’s interior space, floor to ceiling windows, and natural oak or stone flooring. The building will have gorgeous views of the ocean, park, intracoastal and Miami skyline. In addition to a two-acre private park designed by West 8, Eighty Seven Park residents will have access to two oceanfront swimming pools, a full service spa, and a state of the art fitness center.

 

L’Atelier

L’Atelier is an all-glass condominium tower located in North Beach and is expected to be completed later this year. Designed by architect Luis Revuelta and interiors by Holly Hunt, this luxurious condominium will feature breathtaking ocean and city views, an oceanfront infinity pool, and a hammock garden. Additionally, residents will have access to a spa facility, sauna and hamman, and a double-height gym. The two-story penthouse of L’Atelier was already bought by Steve Hafner, co-founder of Kayak.com, and will include a floating glass staircase, and a private rooftop terrace and infinity pool.

Preservation

While many new changes will come to North Beach, the plan also addresses the creation of conservation and local historic districts which will protect hundreds of buildings from demolition. By doing so, North Beach will be preserving the area’s iconic Miami Modernist architecture, or MiMo, which originated in South Florida after World War II. In the end, The North Beach master plan is a compromise between preservationists and developers. The master plan will effortlessly revitalize North Beach through new development projects over the next thirty years while preserving the authenticity of the area through the protection of MiMo architecture and other historically significant buildings.
